Crawl Space Encapsulation – Church Office, Washington DC

Moisture intrusion in a crawl space is one of the most damaging and overlooked problems a property can face. Left untreated, excess humidity leads to wood rot, mold growth, compromised air quality, and structural deterioration — all of which can create costly repairs and health risks for building occupants.

This project involved a church office building that had been experiencing persistent moisture problems beneath the structure. Our team conducted a full-site assessment and identified the crawl space as the primary source of humidity infiltration. We recommended and performed a complete crawl space encapsulation — a long-term solution that seals the crawl space from ground moisture and outside air.

What We Did:
Our crew installed a heavy-duty vapor barrier across the entire crawl space floor and walls, sealing all seams and penetrations to create a fully conditioned, moisture-resistant environment. To maintain optimal humidity levels year-round, we paired the encapsulation with a commercial-grade dehumidifier and a backup sump pump — ensuring that any water that does find its way in is removed automatically before it can cause damage.

Why It Matters:
A dry, properly sealed crawl space improves indoor air quality for staff and visitors, extends the lifespan of flooring and structural components, and reduces energy costs by eliminating damp air from entering the conditioned space above.

FAQ

Crawl space encapsulation is the process of sealing your crawl space from ground moisture and outside air using a heavy-duty vapor barrier installed across the floors and walls. Encapsulation creates a controlled, dry environment that stops that cycle at the source.

A backup sump pump serves as your last line of defense against standing water. Even in a fully encapsulated crawl space, heavy rain, plumbing leaks, or groundwater intrusion can introduce water that needs to be removed quickly. Having a backup pump provides critical peace of mind and prevents a minor water event from becoming a major structural problem.

A vapor barrier alone controls ground moisture, but it doesn’t address humidity that enters through foundation vents or air leaks. A commercial-grade dehumidifier works alongside the encapsulation system to actively pull excess moisture from the air inside the crawl space, maintaining a safe relative humidity level — typically below 60% — year-round.
