Mold Testing During a House Renovation in Northeast Washington, DC

BBB Accredited
IICRC Certified Company

A contractor renovating a vacant single-family home in Northeast Washington, DC brought us in mid-project, with the first-floor kitchen ceiling already opened up and the basement stripped down to its framing. Our DOEE-licensed assessor performed a whole-house mold inspection, collecting air samples across both floors, the basement, and an outdoor control. Lab analysis confirmed elevated water-damage indicator molds — Stachybotrys, Chaetomium, and Trichoderma among them; in the basement, kitchen, and hallways, along with visible fungal growth on the exposed basement beams. We delivered a detailed, room-by-room remediation protocol and a clearance-testing plan so the home could be brought back to a healthy condition before anyone moved in.

FAQ

Renovation opens up areas that are normally sealed: ceiling cavities, wall interiors, and framing behind drywall,  which is exactly where hidden moisture damage and mold tend to live. On this project, removing the kitchen ceiling and stripping the basement to its framing revealed mold growth that would have been sealed back up if testing hadn’t been done first. Testing during mid-renovation allows a contractor to address contamination while the structure is already open, rather than discovering it after new finishes are installed.

Not usually. Structural wood with surface mold can often be cleaned in place rather than removed. The recommended approach here was HEPA vacuuming followed by mechanical cleaning such as wire brushing and sanding, then an EPA-registered antimicrobial treatment. Framing only needs replacing when the wood is so deteriorated by moisture that it can’t be adequately cleaned or has lost structural integrity, which is a separate question from the mold itself.

Mold spores naturally occur in outdoor air, so there’s no universal “safe number” for indoor spores. The meaningful comparison is between indoor and outdoor at the same property. The outdoor sample sets the baseline for what’s normal at that location on that day. When an indoor sample shows spore types or counts well above that outdoor baseline, it signals an indoor source, which is what several samples in this home confirmed.
